New year. New home? Whether you plan on selling your Lake Havasu home in 2023 or just want to give your living space a facelift, you want to make smart decisions as to where you spend your money. Kitchens and master bathrooms sell houses. Therefore, focusing your efforts on these two areas make the most sense. When it comes to the primary suite, what bathroom updates are today's home buyers looking for?

Bathroom Updates Today's Home Buyers Want to See


Buyers like to see a double vanity in the primary bathroom. Not enough room for a double vanity? Try adding a slightly wider vanity that offers more counter space. Also, upgrade from the old builder's-grade vanity to a more custom look with updated fixtures. Adding hardware to the drawers can completely change the look of your entire bathroom as well. Home buyers also like custom upgrades like soft-close drawers and drawer organizers.


Another one of the bathroom updates to focus on is the sink. Undermount sinks have grown in popularity over the last few years. And, again, two sinks work better than one in the primary bathroom as far as home buyers are concerned. When it comes to faucets, home buyers love to see high-tech options like "one-touch" or "touch-free" faucets. Also, replace that one-piece, wall-mounted mirrored panel with beautifully framed mirrors over each sink for a more luxuriously elegant, updated look.


The shower remains the most popular area to tackle during bathroom updates. Get rid of the one-piece tub and shower surround. Most buyers prefer a separate shower and tub. For the shower, replace that surround with ceramic or porcelain tile walls and floor. Most buyers like to see a rainfall shower head (which is a very simple and relatively inexpensive DIY project most homeowners can tackle on their own).


Buyers tend to choose a freestanding tub and separate shower to an all-in-one style. They also like that freestanding tub to be a deep soaking tub. There are tons of styles and materials to choose from, too. This style also helps evoke a more relaxing, spa-like feel that you want to achieve in your primary bathroom.


Finally, focus on the light fixtures. Get rid of those huge marquee-style bulbs. Buyers like to see recessed lights and sconces. Also, make sure your shower gets plenty of light.
