Appraised Value vs Fair Market Value

High buyer demand and a low housing inventory continue to spur on our hot Lake Havasu seller's market. Many sellers often receive multiple offers on their property from several buyers. Every month, we see sale prices climb higher and higher. But that does not mean that you can list your Havasu home for whatever price you want and expect to automatically receive it. How do you determine what to ask for your home? You should take into account the appraised value as well as its fair market value. While you might think they are the same thing, they are actually different.

First Friday Havasu Makes Its Last Appearance in May

The global pandemic put a hitch in so many activities here in Lake Havasu. Thankfully, we came out of lockdown a while ago. Things are starting to change. Even huge events like the Lake Havasu Balloon Festival made a few concessions in order to ensure people stayed safe while they enjoyed themselves. Mark your calendars, people. Closing Costs: What to Expect

Congratulations on finding the home of your dreams. The seller even accepted your offer. Way to go! You made it past the first hurdle. Now...you enter escrow. Here is where we talk money. The downpayment is only one expense buyers pay. (If you need it, downpayment assistance is available for some Lake Havasu home buyers, by the way.) Buyers must also pay closing costs. But what are they, how much should you expect to pay, and does the seller have to pay any of them?

Closing costs are the fees that buyers and sellers pay to various third parties in order to facilitate the sale of a property. These typically run between 2% and 7% of the purchase price. In Arizona, they run on the lower end. According to Finder.com, ClosingCorp puts them at 1.21% to 1.82% of a home's purchase price. For a $300,000 Lake Havasu home, this means roughly $6000.
